Considering the sheer number of steps required to sell a home, it’s no wonder most people wouldn’t even consider trying without the help of a professional realtor. You don’t just have to create a listing – you need to know where to publish it. You can only make one first impression so that listing needs to be as close to perfect as possible. Negotiations with buyers, the complexities of a transaction, closing costs – you name it, and people start to stress and turn to the experts for help. But while selling your home without a realtor may seem daunting for some, it’s absolutely doable.

People accomplish this daily, saving a significant amount of money (think: possibly tens of thousands of dollars) in the process. Selling your home without a realtor also gives you a great deal of control that you wouldn’t otherwise have.

The “For Sale By Owner” Road Map: What You Need to Know

Also commonly referred to as “FSBO” for short, going the “for sale by owner” route means exactly what it sounds like – you’re selling your home directly to a buyer without a real estate agent intermediary.

The most obvious advantage is keeping all the money you would have paid for a commission. You also enjoy a much more flexible schedule – everything from showings to how urgently you’re trying to sell operates on your schedule, not any else’s. The disadvantage of this approach is that you have to take care of everything yourself. This includes effective marketing (and its expenses), negotiations, all legal aspects, and more.

You’ll also want to ensure you’re pricing your home competitively to stand out in a crowded marketplace. When you’re using a real estate agent, they’ll use their experience and insight to tell you what they think your house can sell for. Here, you’re on your own. If you choose to overprice the house, and thus it sits on the market indefinitely, there’s nobody to stop that but you. You’ll also have to conduct necessary repairs and staging and ensure you take high-quality photos of all those listing sites.

Note that “for sale by owner” will also require you to learn the ins and outs of different marketing channels. At a bare minimum, you’ll want to use an MLS (multiple listing network) to get the word out about your property. Flat fee services are available, and you’ll want to take advantage of that. You’ll also want to experiment with online platforms like Redfin and Zillow and social media promotions. Even yard signs and open houses can be incredibly effective if executed properly.

Note that you may also want to experiment with alternative routes, like wholesale real estate. This is literally what wholesalers do. You, as a seller, find a wholesaler who thinks they can turn a profit for themselves on your home. They, in turn, go out and find a buyer. You get to sell your house, the wholesaler makes a profit, and the buyer gets a new home. Everyone wins, and things are far easier for you than they would be.

The Art of Negotiations

Next, you’ll want to move on to mastering the negotiation process. To start, you’ll want to craft offers that are as compelling as possible. Focus on writing clear descriptions and be honest about the home you’re selling, but also emphasize any quality that makes it appeal. Highlight unique features that make it really stand out. You’ll also want to use open language to give yourself a bit of leeway when it does come time to negotiate.

Speaking of that, dealing with buyers is also a concept you’ll need to get comfortable with. Buyers will have many questions – you need answers that make sense. Be professional when conducting showings, and if you need a staging company to come in and ensure things are presentable, don’t be afraid to do so.

You must also acknowledge that a transaction likely won’t just come down to “you put a price on your house, someone accepts.” Prospective buyers will make offers, which you’ll likely have to counter. They may request contingencies that you need to be comfortable with. Don’t let any of this catch you off guard.

Closing the Deal

Once you find a buyer and get an offer you’re willing to accept, prospective buyers may want a third party to inspect the property. Remember, they can back out at any time. Here, you’ll be notified of any potential repairs that need to be made. You can either make them yourself or reduce the price of the home a bit to allow the buyer to take care of it.

Once all inspections are completed, you must have a contract outlining the deal. When drafting a sales contract, ensure that you are adequately covered and the contract is clear. Many FSBO platforms offer template contracts, but hiring an attorney for this part of the process is usually a good idea. Selling a home is incredibly complex, and sellers must ensure they have legally sound documentation to protect their interests.

When you move on to preparing final paperwork, you’ll need a myriad of documents. In addition to the title (which proves you’re allowed to sell the house in the first place), you’ll also need to provide property tax statements, loan documents on your first survey, plans, and permits for any work that you’ve done on your home, and more. You’ll also want to ensure you have documents outlining your current homeowner’s insurance policy. Work with a local title company on this part of the process to ensure all the proper documentation is in place.

At that point, you’ll have sold your home on your own – a major accomplishment, to be sure. Now is the time for celebration. Not everyone can sell their home independently, but you made it work.

Ultimately, selling your home without a realtor isn’t necessarily for everyone. When you begin to think about the time and effort involved in listing a property and finding a potential buyer, some people consider the investment of a relator to be more than worth it. However, some want a level of control over the transaction that a relator will never give them. Some want to save as much money as possible during the transaction. Maybe you’re even the type of person who likes a good challenge.

For whatever reason, selling your home without a real estate agent can be done. As the points above outline, it’s much more straightforward than you may think.

Rather than leave your letter open-ended, address it to your immediate supervisor or boss. This creates a personal touch, instead of having a broad declaration of leaving.

2. Resignation Reason

Start your letter off by explaining why you are leaving, if positive. This explanation can be extremely brief, about 1-3 sentences. DON’T include excessive details for your new job opportunity. Though it is perfectly fine to say what you are leaving to do, it is unnecessary to include your entire job description, a specific position, and of course the salary.

DO thank all parties involved. This could include your immediate supervisors and the respective hierarchy above them. This does not mean that you need to print out multiple letters addressed to each position of power in the company, but it is always nice to include their names if they impacted you.

Although freelancing typically seems like it solely involves writing, there are countless other avenues along with writing and blogging. Whether you are a marketing guru, accounting wiz, graphic designer, web designer, or social media specialist, the list goes on for roles companies freelance out to.

Similar to Indeed, Flexjobs is a job search engine, however, it is strictly focused on remote jobs. It is a low-cost subscription service that gives you remote options for work and filters out anything that does not seem legitimate. It does all the screening for you. So you do not have to interrupt your job search to do even more research on a company that you are interested in. This is especially important with remote jobs since job seekers tend to be less familiar with remote companies unless they are big corporations.

Reading an article, project guidelines, contracts, or any number of things that could be sent as a PDF, does not always require you to have a separate tab open or a pen and paper out to take notes. Writing on a PDF document takes the stress of multiple tools out of the equation. Plus, it gives your eyes an easy system to follow. As opposed to going back and forth between two documents to get all the information that’s needed.

PDFs were designed with ease in mind but fell short when it came to the ease of editing or annotating. Converting a document to PDF allows it and its format to stay the same no matter what software opens it. Think about if you sent a Google document to someone and they opened it by converting it to a Microsoft Word document. Typically that will change the layout and format slightly. Having it converted to a PDF from the beginning completely takes away that vehicle of change.

You can write on PDF files using these helpful steps. Though they are not conclusive to each software, application, or extension, the basics stay relatively the same. We will go into the specifics in a bit.

  1. Import to application/software, or open using application/software
  2. Edit/Markup or any other verbiage used for this button
  3. Add Comments, highlights, and notes
  4. Save

While you can’t open up a standard PDF and start editing or annotating, you can make notes depending on what extension or application you have downloaded on your computer. If you don’t have one, these can be used as a helpful start to your research of what extension, software, or application to use to best fit your needs.

Wondershare

Once opening the PDF through the Wondershare PDF Element software, you can click on comment, or markup if you have a Mac computer, and from there you will be able to make notes on the document. These notes can be edited further by changing their style, color, and author.

Microsoft Edge

Microsoft Edge has one of the only methods to edit a PDF without downloading any extra software or extensions. By opening the PDF in Microsoft Edge, you can right-click anywhere and select “add text”. From there, you can edit where the placement of the note is along with any colors and text edits as well.

Microsoft Word

Since this is an application rather than a browser, like Microsoft Edge, the process is slightly different as well. Once you open and write on the PDF through the app, you will be able to check that the PDF is editable. You will be able to make notes within the text, as well as transfer sections of the PDF to a separate page if needed.

One Note

Import a PDF to One Note simply by clicking the “add page” button at the bottom, followed by “insert” and then “printout”, where you choose a PDF to import to the page. After it is correctly inserted into the page, you will be able to comment by simply double-clicking the part you would like to notate and begin typing. It is as simple as that.

Desklamp

If you have never heard of Desklamp, it is definitely worth looking into for its productivity benefits. Once the software downloads, open a PDF and begin editing, note-taking, highlighting, and more. To do this, on the right side of the page there will be an “add” button, once clicked you can add notes by clicking and dragging certain areas of text and making comments on them. This does not change the layout of the PDF. But rather it highlights areas that were worth making note of for you.

Adobe

Using Adobe Acrobat, you can add notes and highlight parts of the text that are important to you. The first thing you need to do, similar to other software and applications, is open the document through the online PDF editor. From there, you can click “add comment” to add a note. Or use the highlighter icon to simply highlight a part of the text.

Conclusion

As another 13 and up platform, Medium lets anyone over the age of 13 gain traction on the platform to showcase their own creative space. Because it is strictly a blogging platform, unless you are enrolled in the Partner Program, you will not receive those benefits.

Reddit is, essentially, a one-stop shop for anything you could possibly search for on the web. If you are thinking about it, there is almost a 100% chance that there is a subreddit about that topic. For writers and other freelancers, there are jobs posted on Reddit as well. For someone under the age of 18, they will need to filter out any jobs that do not accept underage freelancers. Grammarly is a not-so-hidden gem in the world of grammatical and spelling errors. In fact, I am using it to write this blog. Grammarly gives free suggestions and catches all your spelling and grammatical missteps, so you may be wondering why you need premium rather than sticking with the free plan. In this blog, we will review Grammarly premium and tell you if paying for the premium plan is worth your money, or if the free plan will get the job done.

Overview

Grammarly as a whole was created to be AI-generated too, to help with writing fluidity, grammar, and spelling. At its core, the goal was to make writing better, whether that was a quick email or an academic dissertation. The free and paid versions of Grammarly give suggestions for spelling, sentence structure, grammar, and word substitutions. You can upload a document into Grammarly to have it check for errors once completed, or you can add it as an extension to your browser so that you can have your work checked in real-time. Grammarly also works with IOS and Andriod keyboards to edit your texts and emails from your mobile device.

Let’s break it down.

Money

Understandably, the biggest point of interest regarding upgrading your Grammarly plan is how much it will cost. How much will you be shelling out each month for the added benefits? Grammarly Premium starts at $12 per month at the lowest price and longest period of time. Paying month by month will cost you around $30 while opting for a quarterly plan will be $20. Paying annually will even out to the aforementioned $12 per month,  which, when you calculate it, is 40 cents per day. It costs 40 cents to have an AI-generated assistant correct and give suggestions on everything from your text messages, emails, and updates, to your term papers, memos, and newsletters. For reference, a Netflix subscription costs $15.49 per month for their standard plan right now, meaning it supports two devices at one time.

What’s the difference 

We have been over the fact that the free plan takes care of the basics, meaning spelling, grammar, and sentence structure suggestions. Premium has over 400 types of checks as well as performance reports, going far beyond their free counterpart.

Some notable upgrades in the Premium plan include but are not limited to:

1. Tone Detection

While the free version gives a hint at the tone, Premium does a complete deep dive into different tones of your writing including formal, informal, informative, confident, and more.

2. Plagiarism Detection and Citation Formatting 

A one-stop shop for checking for plagiarism and correct references rather than using a separate website or application.

3. Full Sentence Rewrites

Possibly my favorite benefit to the premium plan, Grammarly suggests full sentence rewrites when giving correction suggestions to your written content. Instead of guessing what needs to be fixed, it is giving you the answers at the click of a mouse.

Draw Backs

Though Grammarly works with different variations of the English language including American, British, Canadian, and Australian English, the flexibility ends there. Grammarly does not yet support any other languages. This can be a significant con if you work in a field that requires you to use them. Or if you are multilingual and want to provide the same crispness to your writing and messages in all languages.

Verdict

So in our review of Grammarly Premium, it is absolutely worth it if the added benefits are something you would typically use every day for work or school. Someone in college or a job that entails writing lots of newsletters, memos, or emails would benefit greatly from upgrading to premium. For someone who doesn’t do a ton of writing, the free version would most likely work out just fine. But if the extra money is in your budget, the added perks are great for anyone.
